The initial step is a pivotal interaction marking the commencement of the onboarding process. This critical phase involves an initial consultation with the property owner, enabling us to gain a thorough understanding of your property goals, assess its current condition, address maintenance requirements, and respond to any inquiries you may have. This comprehensive exchange ensures alignment between Asset Upkeep and the homeowner’s expectations, forming the basis for a successful partnership.
The cornerstone of every functional partnership lies in shared principles and a solid framework. Clearly outlining terms and duties to each other is essential to ensure we are on the same page and lays the groundwork for a fruitful and productive collaboration.
The primary objective at this stage is to establish a common understanding of your investment goals and the extent of our collaboration. This process encompasses the essence of our initial interview and the delineation of terms and responsibilities, ensuring alignment between your expectations and Asset Upkeep, and laying the foundation for a successful and productive partnership.
During this phase of our onboarding process, we address various key aspects, including utility planning, deposits, reserve funds for your rental property, as well as conduct a thorough rental analysis. Additionally, we engage in discussions regarding any required or recommended improvements.
In the event that repairs or legally mandated modifications are necessary and exceed the pre-approved budget, we will procure estimates and seek your approval for the additional expenses. This ensures that all required work is authorized and funded appropriately.
This stage revolves around the preparation of your property for online marketing.
We will provide guidance to ensure your property is optimally priced and in market-ready condition. Making sure you address any deficiencies during this part will maximize your property’s potential for success and securing a tenant.
We will furnish you with regular updates to ensure you stay well informed about the status of incoming applications, showings, and market performance. These updates serve as the basis for making essential pricing and property condition adjustments to align with market demand.
Our office is responsible for managing incoming applications, conducting background checks, and performing employment verifications, all in accordance with our rental criteria and eligibility guidelines.
After resident approval, we will prepare the lease agreement along with any necessary addendums and disclosures. These documents will be electronically distributed to all relevant parties. Once all paperwork is verified and complete, we will collect security deposits to ensure a seamless move-in process for your new residents.
Before your tenant’s move-in, we conduct a thorough property walkthrough to assess its condition and ensure everything is in order. This process serves a dual purpose: firstly, to document the initial state of the property for future reference, especially in the context of the tenant’s eventual move-out date and security deposit accounting. Secondly, it provides an opportunity to address any cleaning or maintenance-related items that may have arisen during the marketing phase or were requested by approved applicants. Our commitment is to deliver a residence that aligns with your preferences and guarantees a smooth and hassle-free tenancy experience.
By the move-in date, we will ensure that tenants have successfully transferred utilities into their name. Tenants are also required to furnish a copy of their renter’s insurance policy. We will also collect the first month’s rent and any other prorated rent that may be due. Access to the property and keys will only be provided once these requirements have been submitted, verified, and all necessary documentation received. Upon fulfillment of these conditions, tenants will be granted access to the residence and provided with instructions for documenting the property’s condition.
Day-To-Day Management of Your Property

Rent collection from tenants. Tenants are able to pay online through our tenant portal or in person at our office. This includes enforcement and collection of late fees.
We will arrange settling any essential expenses related to your rental. These may include items such as maintenance, utilities, management fees, etc. We will then disburse the remaining rent allocation to your designated bank account. Furthermore, you'll have continuous access to real-time financial records (24/7), including copies of invoices, through your owner portal.
We will oversee residents' adherence to the terms of their lease. In the event of any violations, we will promptly take appropriate actions to address and rectify the situation.
We will manage any incoming requests from your residents, and work with them to troubleshoot the issue. If a technician is needed, we'll coordinate the repair with the vendor and resident to ensure the repair is handled accordingly.
All incoming resident communication whether by phone or email will be handled by our team on your behalf. This includes all inquiries, questions, concerns and requests.
Our office will handle property walkthroughs as warranted throughout the term of the lease. Our goal is to maintain your property in optimal condition. Our maintenance team and vendors are also tasked with informing us of any concerns any time they visit the property.
Once we are within the final 90 days of your resident's lease expiration, we will complete an updated market analysis to determine market rates and will reach out to you to confirm renewal options for the current resident. Should you decide it is time to sell your property, we are a full-service brokerage and can also assist you with listing the home for sale. We'll handle any notices to the current tenants and work with you to prepare the home to get it market ready.
